Q. Will I get more enquiries
if I pay more?
A. With some outfits trying to charge hundreds of pounds to list
your holiday property on a plethora of web sites, you might think
you'd be fully booked all year round! Not so! We speak to owners
on a regular basis and ask them where they get their bookings
from. Note, bookings - not enquiries.
Enquiries count for nothing if they do not turn into bookings! Interestingly,
the ones that seem to produce the best results for owners
are the ones that charge under £100!
Q. How much should I spend?
What is a realistic budget?
A. Well - "no more than you need" is probably the most
sensible answer, but not one you'll hear very often! We think a
realistic budget is under £200. You can
keep within this quite easily by opting for one of the better known
companies (typically charging £97 per annum) and a couple
of specific/ niche market web sites. Niche web sites (such as this
one) have distinct advantages by attracting those holidaymakers
who are looking for exactly your type of accommodation
in your particular area of France. Holidaymakers (yes, we interview
them as well!) tell us that they are often overwhelmed with choice
and find the whole exercise rather daunting. Smaller niche market
web sites offer fewer properties, thus less competition for you
as an owner.
Q. Why do some owners seem to do really well
and others struggle?
A. Photos, descriptions and prices! Look at your photos - do they
really 'sell' your place? Does your description do justice to your
holiday home? Are your prices competitive with other similar properties?
If the answers to these 3 questions are yes, you should do well
as your competitors; if they are not, take some new photos, re-write
your description and review your prices! It is better to have 'bums
in beds' than the place standing empty.
